This beautiful brownstone was torn apart by a storm then sat vacant for over a decade before AGD was brought on board to help restore it to its original beauty. Over the century of the building’s life many incredible NYC musicians called the building home. AGD renovated the building with a nod to those incredible musicians — down to including a record player in the Air B&B unit with vinyl from NYC musicians for guests to enjoy.

AGD planned for all amenities of the Air B&B down to stocking the kitchen with local foods, beverages, and a chalkboard wall where guests and the owner could list recommendations of their favorite local spots.
AGD took inspiration from a neighboring B&B on the block, which had a very successful renovation that led to increased revenue and bookings for the B&B.
The owner wanted the flexibility for themselves, friends, and family to stay at the property and enjoy it, so AGD turned the basement into a fully accessible Air B&B unit, complete with private access to the rear yard. The remaining levels were transformed from 8 Single Room Occupancy units to one much more livable apartment rental unit per floor. While preserving and restoring the historic character of the building, AGD also integrated modern, green, and smart amenities such as video doorbells that allow tenants to let guests & deliveries in (even when they are not home). The new heating & cooling system allowed the owner to control it from offsite, check on energy usage, and all common area lighting was set to timers, occupancy sensors, and daylight sensors to reduce energy usage. Insulation upgrades were made across the building to help improve thermal comfort while further reducing energy usage.
